Works are due to commence on "the most sustainable industrial scheme in London".

MSA have been commissioned by SEGRO to design eight new speculative industrial / warehouse units, ranging from 6,815 sqft to 50,050 sqft, for the 190,000 sqft site in Tottenham. Available from Q4 2021, “SEGRO Park Tottenham will be a high quality sustainable industrial park that will attract business investment into the borough and create new job opportunities for the local community” (Councillor Gideon Bull, London Borough of Haringey).

Meeting the increased requirements of online retailers and last mile operators, SEGRO Park Tottenham will be built to the highest standards within zone 3, 30 minutes from central London. The scheme has been designed to enable businesses to reduce their carbon footprint and deliver financial efficiencies for every occupier. Each unit will be constructed to a carbon neutral base build specification, and include photovoltaic panels, efficient LED lighting, with electric charging for cars, HGV, and vans available. 

SEGRO Park Tottenham will also be the first industrial estate in London to provide a dedicated external biodiverse amenity space. 1,500 sqft of living green walls will improve air quality and extract air pollution, while wildflower grasses, 132 new semi-mature trees, and 890m of new hedgerows will create new habitats for pollinating insects, birds and bats, and special ‘insect hotels’ will be installed within bike sheds.

Tenants will also benefit from Grade A office space within the designed surroundings, an abundance of natural light and landscaped terraces, outdoor seating, an outdoor gym, and 122 secure covered bicycle parking spaces.
